I'm planning on going modular and have been looking at different styles from different mfg. I'm having trouble finding what I want but also most dealers tell me they have to be the ones to put up, connect, & finish the house I buy from them.
I want to buy one & have it delivered. Then I want to use my own contractor, who I've known for years and trust. He is familar with modulars and is qualified, licenced & insured in the State of La. Why can't I use him ?

Many dealers do require that you use their contactor or finish crew.
As long as you know & trust your contractor, it should be no problem using him.
I recently talked to a builder/investor who is licenced in Louisiana. They want several modular doubles for rental property. They want to do the foundation, site prep, connections & finish work. We will deliver & set the houses on their foundation then let them take over.
Usually, people want us to do it all - taking their home to move in condition but we are flexible & will do what the customer wants.
I can't stress enough about using licenced contractors who are insured. This kind of project is to complicated - not for a DIY or handyman. For more info, check out my web site.
I agree about the licenced contractor. To many fly by niters out there.
Still I would want to do some of the small finish work inside, like painting, to save money. Possible ?
Re: Possible to do some finish work like painting ?
Sure, no problem. Major work like electrical, plumbing & sewer line plus any site work to foundation has to be done by a licenced/insured contractor.
I just talked to a client today whose friend bought a modular house (not one of mine) for their property about 50 miles North of N.O.
It was delivered on a Friday and the contractor didn't want to pay his men over time to finish the roofing. He promised all would be fine & he would complete it Monday morning.
The problem came when it rained a lot over the weekend and 2 rooms ended up with soaked drywall. They are still arguing over how to remedy the problem!
In the meantime, they've heard that this contractor is known for cutting corners. Bottom line: Do your homework ahead of time & make sure the local modular home company has a good reputation.
Chasm Homes only uses 1 general contractor, mainly because I've known him for years, he's trustworthy as well as licenced & insured. Should we have any problems, we fix them & do it correctly. I want my customers to be bragging about me 20 years down the road!

How long have you been in this business? What building/contracting background do you have? It seems most of your background is in jewelry or antiques. How does this relate to the building/modular home industry. There are alot of details in building and constructing a home, if you miss one, it could be detrimental. Do you carry insurance? If i were interested in buying a home from you, why should i entrust hundreds of thousands of dollars with someone like yourself?
